Something we remind clients regularly: do not fina Something we remind clients regularly: do not finalize material selections from a screen.
Colors read differently under artificial light than natural light. Texture and depth simply do not come through a monitor. A finish that looks warm and sophisticated online can appear flat or cold in the actual space where it will live.
It connects to a broader truth about digital representations. What appears on screen is a version of reality, not reality itself. Before any material decision is locked in, we put physical samples in the space, under real light. What you experience in person is what you build with.
A developer came to us with AI-generated images an A developer came to us with AI-generated images and floor plans that looked ready to present. The images were polished. Commitments had been made. The momentum was real.
When we ran our analysis, we found the scheme had been generated for a larger site. The units were oversized for the actual footprint. The 60-unit program could not support the parking it assumed, and the building envelope did not meet the required setbacks.
Back to the city. New variance requests. A reset no one had budgeted for. One early conversation would have caught all of it.
An AI-generated building render can look genuinely An AI-generated building render can look genuinely convincing. Polished materials, realistic lighting, a streetscape that belongs in an architectural magazine. These tools have gotten remarkable at visual output.
But those images do not contain your zoning code, your setbacks, your floor area ratio, your parking minimums, or any calculation of whether your unit program physically fits the site. AI tools draw from millions of existing images and return something visually plausible. They were not designed to analyze your specific parcel.
Before any design decision carries real weight, those are the questions that shape everything else.
