Early in his career, Aubrey Grant worked on The Rutherford, an 8-story condominium building in Washington, DC. As material costs spiked during design development, the owner, who was also the builder, was tracking pricing closely. The team made a deliberate structural shift, moving from a concrete superstructure to steel, and eventually to a hybrid system combining light gauge framing and concrete deck that was rarely used at that height in DC at the time.
It required confidence in the engineering and real flexibility from everyone on the team. The building delivered on time. That outcome was possible because the owner, architect, and builder were watching the same data and willing to adapt while there was still time.
